Third Time is a Charm – Annapolis Kitchen & Bath
Mark Lease and Duane Dwyer, co-owners of Annapolis Kitchen and Bath (Annapolis, MD), have been remodeling kitchens for over 20 years. Their team works hand-in-hand with kitchen designers and homeowners to create and deliver the kitchen of their dreams.
“The best thing I ever did for my clients was designing, building, and remodeling my own kitchen fifteen years ago,” said Duane Dwyer. “This taught me firsthand the importance of a good schedule and ensuring that all the subcontractors understand what is expected of them and stick to it. Our subcontractors all understand the level of detail and our expectations, which ensure a smooth project every time.”
Our clients are a fast paced family with three teenage boys all involved in sports and other activities. Both parents enjoy cooking and have made good use of their new space working in the same kitchen and never running into each other. For this kitchen remodel the client had a national lumber yard give a design and paid for a site visit from their previous contractor – they were not satisfied with either of the options provided. That is when we got the call…third time is a charm!
The Clients’ Wants & NeedsOur clients were seeking an open design and flow from the garage entrance through the entire first floor – and most importantly with a custom flair! This included removing the old soffits above cabinetry, built in features without the all the additional costs and removing the access to the powder room from the kitchen. They also needed an ergonomic design that allowed for the dishwasher to be raised in order to ease the client’s back strain.
How Annapolis Kitchen & Bath Delivered
In order to open the kitchen and provide the flow our client was seeking we cut down the wall between the kitchen and the living room as well as removed the peninsula and installed a new island, opening the flow up on both sides of the kitchen. The end result speaks for itself in both beauty and function.
The clients wanted a powder room hidden from the main kitchen area. We moved the powder room door to the right and used a glass hutch cabinet to hide the powder room entrance. They also wanted the refrigerator to look built in but it was a standard depth. We built in a standard depth refrigerator by padding the surrounding cabinets off the wall 3” and cutting it into the wall framing to fully encase it in cabinetry, making a standard refrigerator look, feel and function like a built in at a fraction of the cost.
This kitchen features Holiday Kitchens Custom Cabinetry. The door style is Riverside with a Nantucket Latte finish, while the island is accented with an Ebony finish. The cabinets are solid wood construction with full extension, silent close drawer guides. Notice the tile niche behind the gas range top for added design flair.
All of the floors were a hand scraped hickory supplied and installed by Beers Floors and the custom wood top on the hutch matched the floors. This wood and finish gave the kitchen a nice look while allowing it to remain functional. The cooktop, hood vent and double oven were all GE and were chose for their design and dependability supplied by Appliance Source in Annapolis. The Granite tops are Typhoon Bordeaux with a French OG edge profile along with the complimenting tile back splash all supplied by In Home in Stone of Annapolis.
The thing that made this a great project from our first visit was that we came highly recommended by a past referral. They assured this client of our reputation, attention to detail and knowledge of the entire project including the most important aspect which is providing an accurate estimate of the work being performed.
